If you are one of those people who toy with the idea of purchasing that little rundown home and adding a coat of paint to make a large profit….or…are that person who wants to purchase a rental property to pay for the mortgage, here are a few things you should be clear on before doing so.

Real estate is a sure proven method of making money and increasing property but you need to have the knowledge, hard work, and ability to plan. After having these tips implemented, at that point, it will depend on you as to how much money can be made.

It also may take months to purchase your first property, and could take a year to sell or longer before you feel that comfortable income.
To quote a major real estate mogul, “An overnight sensation in the real estate market is one that takes five years.”

So the point being, “real estate is a career choice with potential profit whose only real limits are those you impose on yourself.” It is up to you how much you make.

TIPS ON SELLING…..

If you are thinking about selling, it is important to have some kind of home selling plan. It’s a given that everyone wants top dollar for their home, but you need to be careful that you don’t run out and buy a for sale sign and place it in your yard without a few tips along the way….

1. Discuss selling your home with a real estate agent you can trust. One you have sort of a “chemistry” with who can help you make the decisions you need.

2. You might think about decluttering and getting rid of excess furniture.

3. Remember one thing: NOT ALL RESALE REPAIRS will pay off. You DON’T WANT to spend too much money on improvements but you WANT to repair the obvious that need updating and maintenance.

4, When a home remains vacant for awhile, it may be a good idea to call in a professional stager or stage it yourself. Statistics say you will get more for your home if it is staged. Vacant homes normally don’t sell as quickly.

5. Be careful on the agent you pick. You don’t want an agent that bids the home too high because many times an agent is just trying to get the listing. Homes that are overpriced are often times sold at less than market value.
